Cancellation and Refund Policy

1. Scope

This Cancellation and Refund Policy applies to villa, apartment, residence, tourism rental property and, where applicable, hotel bookings offered through JV Turizm Gıda ve İnş. Tic. Ltd. Şti. (the “Platform”).

The Platform acts as an intermediary service provider in reservation processes and may collect part or all of the accommodation fee, depending on the nature of the booking.

If a specific accommodation unit has a separate cancellation and refund rule clearly stated on its listing page, pre-booking information, or during the reservation process, that specific rule shall prevail.

2. Reservation and Payment

2.1. A reservation becomes final upon payment of either a 20% deposit of the total accommodation amount or, for certain properties, the full booking amount at the time of reservation.

2.2. Whether a reservation requires a deposit or full prepayment is clearly shown during the booking process for the relevant accommodation unit.

2.3. In cases where the full amount is not collected at the time of booking, the remaining balance is due on the check-in date.

2.4. Unless otherwise expressly stated, the remaining balance payable on check-in shall be paid by cash or bank transfer/EFT.

2.5. For properties priced in foreign currency, the remaining balance payable on check-in shall be calculated according to the exchange rate applicable on the check-in date. Guests who wish to avoid exchange rate fluctuations may choose, where available, to pay the full amount at the time of booking.

3. Valid Cancellation Notice

3.1. Cancellation requests are only valid if submitted through one of the following methods:

  • a written request submitted through the reservation panel, or
  • a written request sent by email.

3.2. Cancellation requests made by phone, verbally, or through third parties shall not be considered valid.

3.3. The cancellation date shall be determined based on the date and time when the request is recorded in the reservation panel or when the email is received in the Platform’s records.

4. Cancellation Within the First 24 Hours

4.1. If the guest submits a cancellation request within 24 hours of making the reservation, the payment made shall be fully refunded, provided that there are at least 30 days remaining before the check-in date.

4.2. If fewer than 30 days remain before the check-in date, the general cancellation terms below shall apply even if the cancellation is requested within the first 24 hours.

5. General Cancellation and Refund Terms

5.1. If the reservation is cancelled 30 days or more before the check-in date, the guest shall be responsible for a cancellation fee equal to 35% of the total reservation amount.

  • If the amount already paid exceeds 35% of the total reservation amount, the excess shall be refunded.
  • If the amount already paid is less than 35% of the total reservation amount, the guest shall be responsible for paying the difference.

5.2. If the reservation is cancelled 8 to 29 days before the check-in date, the guest shall be responsible for a cancellation fee equal to 50% of the total reservation amount.

  • If the amount already paid exceeds 50% of the total reservation amount, the excess shall be refunded.
  • If the amount already paid is less than 50% of the total reservation amount, the guest shall be responsible for paying the difference.

5.3. If the reservation is cancelled 0 to 7 days before the check-in date, the full reservation amount shall be charged and no refund shall be made.

6. No-Show and Early Departure

6.1. If the guest does not arrive at the accommodation on the reservation start date (no-show), 100% of the total reservation amount shall be charged. If any balance remains unpaid, the guest shall remain liable for the outstanding amount.

6.2. If the guest leaves the accommodation before the reserved check-out date at their own request, no refund shall be made for any unused nights.

7. Date Change Requests

7.1. Requests to change reservation dates may only be considered if submitted at least 14 days before the check-in date and are always subject to availability.

7.2. A date change is not an automatic right. Approval depends on availability, operational conditions, seasonal occupancy, and the rules applicable to the relevant accommodation unit.

7.3. For approved date changes, the current price valid on the request date shall apply. Unless expressly stated otherwise, discounted, promotional, or early booking prices shall not automatically carry over to the new dates.

7.4. If a date change request cannot be accommodated, the cancellation provisions of this Policy shall apply to the reservation if the guest chooses to cancel.

8. Force Majeure and Documented Exceptional Circumstances

8.1. A full cash refund shall be granted if any of the following circumstances are documented by official records, reports, or competent authority decisions:

  • war, threat of war, terrorist acts, civil unrest, or widespread public disorder,
  • natural disasters such as earthquakes, floods, wildfires, storms, or hurricanes,
  • official travel bans, evacuation orders, border closures, quarantine measures, or similar administrative restrictions,
  • pandemics or major outbreaks that make travel or accommodation objectively impossible,
  • serious and prolonged infrastructure failures that make accommodation objectively impossible,
  • death of a first-degree relative of the reservation holder,
  • serious illness, severe injury, or a medically required operation that directly prevents travel or accommodation, provided it is supported by an official medical report.

8.2. For force majeure or documented exceptional circumstances to apply, the event must directly affect the reservation dates and the relevant supporting documents must be submitted to the Platform upon request.

8.3. The following situations are, as a rule, not considered force majeure and remain subject to the standard cancellation rules:

  • flight cancellations or delays,
  • traffic issues, public transport disruptions, or private vehicle breakdowns,
  • passport loss, visa refusal, or missing travel documents,
  • ordinary adverse weather conditions that do not amount to a disaster,
  • personal plan changes, work schedule changes, or similar personal reasons.

9. Cancellations by the Platform or Accommodation Provider

9.1. The Platform may cancel a reservation in the following cases:

  • where the permit or certification process required under Law No. 7464 and related legislation results negatively,
  • where the accommodation becomes unavailable or unusable,
  • overbooking,
  • where the property owner is no longer able to honor the reservation,
  • where performance of the accommodation service under the original conditions becomes objectively impossible.

9.2. In such cases, the Platform shall first attempt to offer the guest a free equivalent or as similar as possible alternative accommodation.

9.3. If the guest does not accept the free alternatives offered, the payment made by the guest to the Platform shall be fully refunded.

9.4. If the guest prefers a higher-priced alternative, the guest may confirm the new booking by paying the price difference.

10. Refund Method, Timing, and Charges

10.1. Where a refund is due, repayment shall generally be made by taking into account the original payment method and technical feasibility.

10.2. Refunds shall be processed within 14 days at the latest, following confirmation that the refund conditions have been met and any required review procedures have been completed.

10.3. Only actual and documentable bank transfer fees, international transfer fees, or similar mandatory transaction costs may be deducted from the refund amount. No arbitrary or unspecified additional deductions shall be applied.

11. Additional Rule for Hotels and Special Accommodation Units

11.1. Some hotels, apartments, residences, or special-concept accommodation units listed on the Platform may be subject to separate cancellation and amendment rules imposed by the supplier or property.

11.2. In such cases, provided that the relevant special policy has been clearly disclosed to the guest before booking, such specific terms shall be evaluated together with this Policy and shall prevail where expressly stated.

12. Information on the Right of Withdrawal

Accommodation services to be performed on a specific date or within a specific period fall within the exceptions to the general right of withdrawal under consumer legislation. Therefore, general withdrawal rules do not apply to such reservations, and the terms set out in this Cancellation and Refund Policy shall govern.

13. Entry into Force and Acceptance

By completing the reservation, the guest declares that they have read, understood, and accepted this Cancellation and Refund Policy.
