Kalkan is one of the few resorts on the Turkish coast where you can check villa prices without sending an enquiry first, and the published weekly rates run from a few hundred pounds to several thousand. This guide is about renting, not buying: search results mix the two freely, so it is worth saying plainly that these are holiday rates, per week, for the whole villa. The spread is easy enough to verify. What nobody publishing those rates explains is why one four-bedroom villa costs several times more than another. That explanation, an honest breakdown of Kalkan's price tiers, is what follows.
The short answer: what renting a villa in Turkey costs
A private-pool villa in Turkey can genuinely fit a budget you set from Spanish or Greek package prices, because the published range is far wider than most first-time renters expect. Individual Kalkan villas are listed anywhere from £171 to £3,950 per week. Published weekly rates at one small operator run £700 to £975 depending on villa and month. The wider market covers budget to luxury: £575 a week for a four-bedroom at the entry end, £7,426 for a seven-bedroom at the top, and luxury villas listed as high as £6,650. The market leader, meanwhile, publishes no prices at all: you enquire, then you find out.
Two habits make those numbers useful. First, think per week for the whole villa, then divide by your group before comparing with a package holiday: a whole-villa rate shared by a group of eight is a very different unit from a per-person hotel price. Second, treat every figure in this guide as what it is: a third-party asking price, fetched in August 2026, that moves by season and by villa. None of them is a Canvilia rate.
Why Kalkan is the worked example
Villa holidays on this stretch of the Mediterranean happen along the coast that Canvilia covers, Kalkan, Kaş and Fethiye, and Kalkan is where the pricing is most visible. More operators publish open weekly rates for Kalkan than for any other resort on the coast, which means a tier breakdown here can be checked against live pages rather than taken on trust.
That is the only reason this guide uses Kalkan as its worked example. The tier logic itself (position, pool, view and finish) travels perfectly well to Kaş and Fethiye. The published numbers below are Kalkan's.
The three tiers and what changes between them
Published Kalkan rates sort into three tiers, and the differences between them are mostly not about bedroom count. Find your budget in the table, then read the tier that concerns you.
| Tier | What the money buys | Published weekly range (Aug 2026) |
|---|---|---|
| Entry | A whole villa with a private pool as standard; a position up the hill or a drive from the centre, simpler finish, no guaranteed sea view | £575 to £1,200 |
| Mid | Modern design, sea views, walkable or short-drive positions | £1,500 to £3,500 |
| Top | Seafront or panoramic bay positions, architect design, heated or enclosed pools | £4,000 and up |
Entry tier
At the entry level you still get the thing that defines the holiday: a whole villa and a private pool. What you trade away is position and polish. Entry-tier villas tend to sit higher on the hill or a drive from the harbour, the pool is usually unheated, the sea view is not guaranteed, and the finish is often older and simpler. Entry pricing starts at £575 per week for a four-bedroom, which looks like a mistake next to the top of the market until you read it as a trade-off on position and finish. Before booking at this level, check exactly where the villa sits, how you will get to dinner, and whether pool heating exists at all. With those checks in mind, browse our Kalkan villas and see where your budget lands.
Mid tier
The mid tier is where most first-time renters land, and it is where Kalkan's modern reputation was built: contemporary design, proper sea views, and positions that are walkable or a short drive from the centre. This is the £1,500 to £3,500 band, and it is described in exactly those terms wherever rates are published: modern design and views. The step up from entry mostly buys location and light: the terrace faces the bay, the pool catches the sun, and dinner is a short walk or a few minutes' drive rather than an expedition.
Top tier
At the top, money buys position above everything else: seafront plots and panoramic bay views that cannot be replicated, architect design, and pools that are heated, enclosed or both. The £4,000-plus band is where architect-designed villas in panoramic bay positions sit, and published rates for luxury villas reach £6,650 per week. The spread widens at this end rather than narrowing: across 25 Kalkan properties that publish a starting price, the range runs €1,042 to €4,926 per week. If this is your bracket, our luxury villas are curated on the same drivers: position, pool and view, not bedroom count.
What moves the price inside a tier
Two villas with the same number of bedrooms can sit thousands of pounds apart, and the listing sites will not tell you why. The most thorough Kalkan listing page we could find runs to about 2,800 words and never gets past "location, season and features". The real drivers are specific:
- Position: whether dinner is a walk or a drive, and how steep the road home is.
- Pool specification: private is the baseline here; heated, enclosed or child-safe pools are priced upgrades, not a given.
- Sea view: an uninterrupted line of sight to the bay is scarce, and scarce things carry the premium; a partial or overlooked view costs less.
Bedroom count, the number every listing sorts by, is the weakest predictor of the three. When a price looks out of line with its tier, one of these is almost always the reason, and it is worth asking which before assuming the cheaper villa is the worse one.
The same villa, a different month
The cheapest and dearest months for the same villa sit far apart. Average weekly rates by month put the cheapest published month, October 2026, at £2,373 against £3,788 for July 2027. Winter pricing can also include different things: one operator applies a £100 winter surcharge covering underfloor heating and its indoor heated pool, a reminder that the low-season rate is not simply the summer villa at a discount. Why the curve bends the way it does, and when in the year it makes sense to commit, is a subject of its own: we cover it in how pricing works. For budget-setting, the takeaway is simple: decide your month before you decide whether a villa fits, because the same house can read as two different tiers depending on when you travel.
Booking a villa without guessing
The opposite of a published rate is the enquiry-only model, and the biggest name in this market shows no prices before you enquire. Canvilia works differently on both the booking and the payment. The model is request-to-book with human approval: you pay a booking deposit first, and the remaining balance is collected only after a person has reviewed your request, so the villa is confirmed with its owner rather than left in a queue. Payment goes through Canvilia's own card-payment flow or by bank transfer to the approved company account, never directly to an individual, which is what should settle any doubt about whether the company is real. If you would rather check than take that on trust, the agency behind Canvilia has operated since 2012 and holds TÜRSAB Belge No 7642: search the TÜRSAB registry by that number, since the record sits under the legal entity JV TURİZM rather than the brand name.
FAQ
What extra costs sit on top of the weekly rate?
Check four things before comparing rates: whether cleaning is included, whether a security deposit is taken, whether pool heating is available and charged separately, and whether transfers are included. Operators handle these differently, and the winter surcharge mentioned above, covering underfloor heating and an indoor heated pool, is a good example of a priced extra. Read the rate page, then ask what the number includes.
Can I trust a price that looks too cheap, or a site that shows no prices at all?
Both extremes deserve the same question: what exactly is included. A very low price is usually a real position, an unheated pool or an older finish, not a scam signal in itself; run the entry-tier checks above before dismissing it. A site with no prices is not lying to you either, but it moves the work onto you, because you cannot budget until you have enquired. Prefer pages where you can see the rate, what it includes, and who you are paying.
Do I pay the villa owner directly?
No. With Canvilia you pay a deposit first, and the balance only after a person has reviewed and approved the booking. Both payments go by card through the platform or by bank transfer to the company account. Nothing is ever paid directly to an individual owner.
